What this business is

You run homes like small hotels: listing, pricing, guest messaging, cleaning, restocking and reviews. Hospitality and systems matter more than the property itself.

  • Owner-host: rent out a property you own (or a room in your home).
  • Rental arbitrage: lease a home long-term and sublet it short-term, only with written landlord permission and where local law allows it.
  • Co-hosting / management: run other owners' listings for a percentage of booking revenue. No property needed.
  • Mid-term rentals: 1-6 month stays for travelling nurses, relocations and contractors.
  • Cleaning and turnover services for other hosts.

How the money works

Revenue = nightly rate x nights booked, plus cleaning fees. Costs: rent or mortgage, utilities, internet, cleaning, supplies, platform fees, insurance, furnishing and local taxes. The key numbers are occupancy, average daily rate (ADR) and revenue per available night. AirDNA reported US short-term rental occupancy of about 54.9% in the first half of 2025, with growth slowing and competition rising in 2026, so design, reviews and pricing decide who wins.

What it costs to start

Co-hosting can start with almost nothing but your time and tools. Arbitrage needs deposit, first month's rent, furnishing and setup (often several thousand dollars per unit). Owning needs a property. Always run the numbers with a market data tool before you commit.

Legal and practical

Rules differ city by city: many areas require a permit or registration, collect occupancy taxes, cap nights or ban non-owner rentals. Check your lease, HOA or building rules and get short-term rental insurance. In London, renting a whole home short-term is limited to 90 nights a year without planning permission.

  • Pro: can earn more per month than a long-term let in the right market.
  • Pro: co-hosting lets you start without buying property.
  • Con: regulation risk; rules can change.
  • Con: operations never stop: cleaners, guests, maintenance.
  • Con: seasonality and rising competition in many markets.

A 2-bedroom at $160 a night with 60% occupancy books about 18 nights a month, or $2,880 revenue plus cleaning fees. If rent, utilities, cleaning, supplies and fees total $2,100, profit is about $780 a month before furnishing payback and tax.

No money? Start anyway

How to fund a airbnb rentals business with little or no money.

Your biggest early costs are licences and marketing, not property. Start with the model that needs the least capital and let the first commissions or management fees fund the next step.

1. Start lean with what you already have

Use your phone, laptop, car and basic tools. Offer one service or product first and buy only what your first few customers need.

2. Pre-sell and take deposits

Let customers fund your start: founding-member offers, pre-orders and deposits pay for kit and stock before you spend your own money. Always set a real start date and offer refunds if you can't deliver.

3. Keep your job and start on the side

Evenings and weekends first. Your salary pays the bills while the business proves itself, so you never have to borrow to live.

4. Government-backed start-up loans

Small loans with support, made for new businesses.

  • US: SBA microloans: up to $50,000 through local nonprofit lenders, often with free business coaching.
  • UK: Start Up Loans (British Business Bank): £500 to £25,000 per person at a fixed 6% a year over 1 to 5 years, with free mentoring.

6. Grants and competitions

Grants for starting a for-profit business are rare and competitive, but local and sector grants and start-up competitions do exist. Real grants never ask you to pay a fee.

  • US: Check your state and city economic development office. Grants.gov is mostly for non-profits and research.
  • UK: Check your local council and Growth Hub for current schemes.

7. Crowdfunding

Rewards crowdfunding (Kickstarter-style pre-orders) suits products. Equity crowdfunding suits businesses that can grow big.

  • US: Rewards: Kickstarter, Indiegogo. Equity: regulated crowdfunding portals such as Wefunder and Republic.
  • UK: Rewards: Kickstarter, Crowdfunder UK. Equity: platforms such as Crowdcube.

8. Friends and family

Put every amount in writing: loan or share, repayment plan, and what happens if it doesn't work. Only take money people can afford to lose.

9. Equipment finance, leasing and buying used

Spread the cost of kit, vans or machines, or buy second-hand. Compare the total amount repayable, not just the monthly payment.

10. Angel investors and partners

Only for businesses that can grow big. Investors take a share of your business in return.
